$525 1 small bedroom available (Corvallis)

I have a small bedroom(~90sqft) for rent in the subfloor of a split house located mere blocks from campus (11th/Vanburen).
Rent is $525/mo and utilities typically end up ~$100, got up to $150 this winter (water, sewage, electric, high speed internet) There is a weird piping feature in the room and it is an awkward size, the bathroom(s) are split standing shower and toilet room.
no w/d or hookups on site.
Parking situation is street and contested by college students who think everything is a college parking lot.
Seeking roommate who: has chill has job has basic manners is 420 friendly I'm not a super neat freak, generally pretty quiet, work 30+ a week and always pay bills on time.
Pets with ESA letter.
Some aquarium restrictions apply.

Management is through Principle Property Management and they require a deposit on move in and would prefer you make 3x the asking price of the room.
